Tenant Placement & Screening

Finding the right tenant for your rental.

The tenant you choose matters more than anything else about a rental. Here's exactly how we find and screen them, so you know who's moving into your home and why.

The Short Version

A bad tenant costs more than an empty month.

It's tempting to take the first applicant who can pay. But a tenant who pays late, damages the place or has to be removed can cost far more than another few weeks of vacancy.

So we take screening seriously. Every applicant goes through the same point-based system, and every adult applies on their own, so nothing gets glossed over.

Then we try to keep good tenants. There are no renewal fees, repairs happen quickly, and communication is easy. A tenant who's happy is a tenant who stays.

A point system that scores credit, income, rental history, background and eviction history.

4. Pets & Insurance

Every applicant completes a PetScreening profile, and every tenant must carry renter's insurance.

5. Move-In

A documented move-in inspection, deposit handling, and a lease that protects you.

6. Keeping Them
