Submit Your Application
Every occupant 18 or older submits their own application with a valid government-issued ID, proof of income, and rental history. The application fee is $40 per adult ($30 in Boise) and is non-refundable. Have your documentation ready — applications aren't processed until every applicant has submitted, paid, and provided the required info.
Screening
We use a point-based system that weighs rental history, employment and income, credit score and TransUnion Resident Score, and criminal background and eviction history. See the minimum guidelines below — falling short may mean a higher deposit or denial rather than an automatic rejection.
Approval & Lease Signing
Once approved, you'll have 1 business day to sign the lease and pay the security deposit — or ask about Beagle's monthly deposit alternative. The home is only held once we have both the signed lease and the deposit (or Beagle enrollment) in hand.
Move In
We'll meet up to do a walk-through and hand over your keys.
Minimum qualification guidelines.
Criteria may vary slightly by property. Meeting the minimums doesn't guarantee approval, and falling short of them doesn't always mean denial — it may mean a higher deposit instead.
Income & Credit
Income of 2.5× the rent combined is preferred (a minimum of 2× may require a cosigner or increased deposit). At least one applicant needs a credit score of 600 or higher.
Occupancy & ID
No more than 4 unrelated adults per unit. A valid government-issued ID is required from every applicant.
Automatic Denials
Registration on the sex offender registry, 2 or more prior evictions, open landlord collections, or false information on the application.
Criminal History
Felony history may disqualify an applicant, evaluated as part of the overall screening.
What you'll pay to move in.
Costs vary slightly by property. Here's what to expect.
First Month's Rent & Security Deposit
First month's rent plus a security deposit equal to one month's rent are due before move-in — or ask about Beagle's monthly deposit alternative in place of the upfront deposit.
Renter's Insurance (Required)
Bring your own third-party policy, or enroll through Beagle — plans start at just $14/month.
Pet Damage Waiver
For homes with pets: $50/month, which reimburses accidental pet damage to the unit and covers pet-caused bodily injury to others.
Renters Kit (Optional)
$19 or $27/month for move-in concierge, ID theft protection, credit reporting, renter rewards, air filter delivery, and pest control. See the full Beagle Programs breakdown.

PetScreening Required for Everyone
Every applicant completes a PetScreening profile — a paid profile for applicants with pets, and a free no-pet profile for those without. Pet rules (breed, size, age, and number restrictions) vary by property; review the full policy at badger.petscreening.com.
Smoking & Marijuana
Smoking of tobacco or marijuana is not permitted inside any Badger-managed property.
