Single-Family Homes

Single-family home management, done by locals.

Renting out a house, condo or townhome in the Treasure Valley? We find the tenant, collect the rent and fix what breaks, and you get a home that's cared for and a statement without surprises.

The Short Version

Most of our owners never planned to be landlords.

Maybe you moved for work and didn't want to sell. Maybe you bought a new place and kept the old one. Or maybe you bought a rental on purpose and just don't want the phone calls.

Whatever got you here, a single-family rental lives or dies on two things: the tenant you put in it and how fast problems get fixed. We focus on both.

Our owner, Cory, is a licensed contractor, so repairs are done by our own team. That means no vendor markup and fewer days waiting. We've saved one owner $1,500 on a single HVAC job.

FAQ

Single-Family Homes questions.

Do you manage condos and townhomes too?

Yes. We manage houses, condos and townhomes. For condos and HOA communities, we make sure tenants know the association's rules.

Who handles repairs at my home?

Our own team. Cory is a licensed contractor, so most repairs are done in-house, with no vendor markup.

Do I have to sign a long-term contract?

No. We don't do long-term contracts or hidden fees.

Can you increase what my house rents for?

Often, yes. We'll look at current comps and the condition of the home. On one unit, basic paint and flooring upgrades raised rent by $400 a month.

How do I get paid?

Rent is collected online and paid out to you on a set schedule, with statements in your owner portal any time.
